The site at 3775-3803 Dundas St West ultimately received approval in 2017 for rezoning application for 12-storey residential building with 293 units.
The previous approval had access to the underground parking off of Humber Hill, which raised some traffic concerns by Warren Park residents.
The previous buildings were demolished in 2012/2022.
If - when the site is purchased - the new owner developer wants to build what has previously been approved through the re-zoning process, work could probably commence once a Building Permit is obtained.
If the new owner wants to make changes to the current approval, then a new Planning/Zoning application would be required. Additional Public Consultation would likely be required
[Speculation] It seems unlikely that the current owner put the property for sale rather than build what was approved, but a new owner would be able to make the business case work for them. A new owner/developer might seek additional density to offset the construction costs associated with the site conditions.
